Project Notice: Wetlands Study Commencing
Tuesday, December 22nd, 2009

Atwell Group, formerly known as Atwell-Hicks, has been contracted by the Association to conduct a study of the Arbor Hills wetlands as mandated by the State for conservation purposes. The Atwell environmental engineering team plans to start the work next week, likely on Tuesday. The study will examine the health and sustainability of the wetland eco-systems and in their roles as storm water management filtration and retention compoenents. In addition to meeting the regulations of the conservation easements and Bylaws, the Wetlands Study is the initial phase of a more extensive goal to properly manage the conservation easements for wetlands and woodlands in Arbor Hills.

Please afford the environmental engineering team headed by Bobbi Roberson, your cooperation and courtesy while the conduct the study. On behalf of the Association and its co-owners, they have been granted permission to access the Arbor Hills common areas and exterior of Arbor Hills properties relevant to the study for the durdation of the work. We anticipate the wetlands study will be completed something in the next year, weather permitting.

Meeting Notice: Green & Plymouth Road Improvements
Thursday, December 17th, 2009

A public meeting will be held this evening at 7pm, Thursday, December 17th, at Clague Middle School Cafeteria by the City, headed by David Dykman, on the road improvements project being funded by the American Road and Recovery Act. Improvements to Green Road and Plymouth Road will include road resurfacing, curbs and gutters, storm water catch basin and drainage, ADA sidewalk ramps, and a 4 to 3 lane conversion on Green Road. We encourage those that can attend to participate, or provide feedback to Dave Dykman, ddykman@a2gov.org

Because of the last minute notice, the Association Board may not be able to send representation on behalf of Arbor Hills. The Board is hoping to have some email dialogue with Mr. Dykman on the meeting topics and the concerns the Association and its residents have regarding the entrance to Arbor Hills, the intersection of Green Road and Kliburn Park Circle.

Association Annual Report 2009
Open Positions on the Board of Directors

The Association's Annual Report was presented to those in attendance at the Annual Meeting. On the recommendation of some of our co-owners, the meeting format was changed and the Anuual Report was one of the new resulting changes. Please take the time to review the document and if you have any questions or feedback, feel free to contact the Association's Board of Directors about the contents of the Annual Report.

Because of the low turn out, there weren't any candidates or nominations for the elections to fill open positions on the Association's Board of Directors. If you are interested in serving on the Board, please contact the Association or Selecet Community Management.

Those Association co-owners in attendance, voted and approved to recommend a proposal to waive Association dues assessments for Board members in good standing for six months prior to the date of assessment. The proposal is to be vetted by the Association's Attorney and checked to see if a Bylaws amendment would be necessary.

Tentatively Rescheduled to Saturday, September 12th, 2009

The trails have become overgrown and some of the entrances are nearly inaccessible! If you missed the last Workday in the spring and wanted to participate, here's your chance! We'll also be doing a bit of weeding of the Kilburn Park flower beds before heading off to work on the trails. If there is a large enough of a turnout, we may have the opportunity to relocate some lilies from their inappropriate home in the Arbor Hills Nature Area to a more appropriate one around one of the Nature Area signs. Please meet at Kilburn Park at 10 am and we will walk over to the trail head together. Please bring your trimming and pruning tools along with rakes and shovels to spread the wood chips along the trail.

We are also going to be placing gator bags around the trees and give them a thick bed of mulch to help them survive the dry summer months.

The wood chips along the trail across Arbor Hills Park leading into the Nature Area are getting very thin. We will be spreading new wood chips along the trail.

Streetlight Repair Policy Updated

In an effort to improve safety, the Board has reduced the time frame for streetlights to be repaired to three lights out or three months from the first burned out light (down from four months.) The Board also discussed reducing this further, but had to balance this with the cost of the boom truck for the repairs ($250 per trip) and will re-evaluate this in a year or as needed.

If you have comments or concerns, please send them in.
